Security service quality requirements
1 Scope
This standard specifies property security duties, property security service requirements, property security officer post requirements, and evaluation and improvement of property security service quality.
This standard applies to security service activities related to property management.
2 Normative references
The clauses in the following documents have become the clauses of this standard after being referenced.
3.1
Facility Management Security Services
According to the agreement, in combination with the environmental characteristics and requirements of the property management area, it adopts the forms of gate guards, patrols, guards, and technical precautions to provide service activities for security and order maintenance.
3.2
Post Guarding Service
Security guards carry out activities such as guarding, verifying, checking and registering at the entrances and exits of the property management area.

Patrol Service
The security guard conducts inspections and inspections of the property management area and designated key areas in accordance with the prescribed routes and frequencies, and takes emergency measures in time when abnormal conditions are found, and notifies relevant departments to ensure safe activities.

4 Property Security Duties
4.1 Person in charge of security
4.1.1 Responsible for the management of security guards and implement the security prevention work in the property management area. At the same time, the property security guards should be actively organized to participate in the training organized by the industry competent department.
4.1.2 According to the property management contract and the safety and security requirements in the property management area, formulate the service plan, emergency plan, and supervise and check the implementation of various tasks.
4.1.3 Implement relevant rules and regulations, strengthen the management of the security team, organize business training, and improve the professional skills and service level of security personnel.
4.1.4 Provide legal education, professional ethics education, job-loving education, civilized etiquette, skills training in harmony with others, and emergency response drills for security guards.
4.1.5 Carry out regular security inspections in the property management area, find problems and solve them in time to eliminate hidden dangers.
4.1.6 Implement various safety measures to prevent violations of laws and disciplines by security guards and major safety accidents.
4.1.7 Caring about the life, study and work of security guards, helping to solve difficulties and problems, and safeguarding the legitimate rights and interests of security guards.
4.1.8 Persons in charge of property at all levels shall not mobilize and use security guards to participate in disputes in any form.
4.2 Duties of Team Leaders and Squad Leaders
4.2.1 Organize and arrange services according to the tasks and service plans agreed in the property management contract; strictly implement the service inspection system, and supervise and inspect the implementation of the transfer system, the request report system, and the service registration system.
4.2.2 Responsible for the learning and training of security guards.
4.2.3 Responsible for implementing various order maintenance tasks.
4.2.4 Do a good job of ideological and political work, grasp the ideological trends of security guards, solve problems in the team in a timely manner, and unite the team.
4.2.5 Responsible for statistical attendance and check duty records.
4.2.6 Understand the configuration, performance, and location of fire equipment and alarm systems in the property management area, establish and improve fire management systems and fire responsibility systems, and organize security officers to study and train to master operating skills.
4.2.7 In case of an emergency, report to the superior in time, and take immediate emergency measures to prevent the situation from expanding and protect the site.
4.3 Duties of Security Guard
4.3.1 Perform security guards and order maintenance tasks such as door guards, patrols, and guards within the property management area.
4.3.2 Use scientific and technological means and facilities and equipment to perform security and order maintenance tasks.
4.3.3 Report illegal violations, public security and natural disasters in the property management area in a timely manner, take measures to prevent the situation from expanding, protect the scene, and maintain order on the scene.
4.3.4 Strictly implement preventive measures such as fire prevention, anti-theft, anti-explosion, and anti-destruction, and if any hidden safety hazards are found in the property management area, immediately report to the superior leaders and relevant departments.

5 Property security service requirements
5.1 Basic Conditions of Property Security Officer
5.1.1 be in good health and be qualified for the job.

5.2.1 Dress

5.3 Discipline of Property Security Officer Post
5.3.1 Strictly carry out order maintenance within the scope stipulated by laws, regulations and relevant policies and contracts. It is not allowed to exceed the authority of duties. Security personnel are prohibited from participating in disputes in any form.
5.3.2 Strictly perform the duties of the post, do not make it difficult for the client, and under no circumstances should the client be beaten or scolded.
5.3.3 No off-post, empty-post, sleep-post, no late, early leave, no work-related matters are not allowed on the post.
5.3.4 Comply with various rules and regulations, without disturbing the normal life and production work order of the owner.
5.3.5 Important situations shall be properly handled and reported in a timely manner. Late reporting, omission of reporting, and concealment are not allowed.
